Dublin City Council has approved Ronan Group Real Estate’s plan for an eight-storey, 288-room aparthotel in the North Docklands, TravelExtra revealed on 17 June 2026. Operated by Staycity, the property forms part of the wider Waterfront South Central mixed-use regeneration beside the 3Arena. The aparthotel targets the fast-growing segment of extended-stay travellers—expatriates on project assignments, digital nomads and families combining work with leisure. Apartments will feature kitchenettes and co-working lounges, amenities prized by mobility managers seeking cost-effective alternatives to traditional serviced apartments. Demand for flexible accommodation in Dublin has outstripped supply, driven by tech-sector relocations and a post-pandemic shift toward longer visits. Savills estimates occupancy in the city’s aparthotel stock averaged 83 % in 2025, significantly above the European benchmark. Staycity already runs six Irish properties and sees the Docklands location as a gateway to Dublin Port’s cruise market and the IFSC financial district. The approval follows government moves to double hotel development levies, prompting industry concern that new projects could stall. Ronan Group’s timing therefore secures a valuable planning window before higher costs bite. Construction is slated to start in early 2027 with opening targeted for mid-2029. For global mobility teams the project enlarges the pipeline of inventory suitable for six-week to six-month assignments, potentially easing pressure on the city’s overheated rental market and reducing per-diem spend.
