Aeroporti di Roma (AdR) has inaugurated “Open – FCO Smart Workplace”, a 16,000 m² office and meeting-space complex located directly opposite Terminal 1 at Leonardo da Vinci Airport. The facility, opened on 24 July, can accommodate up to 600 people in 70 offices and 35 meeting rooms and is targeted at airlines, ground-handling firms, car-rental companies and multinational corporates that need a base inside Italy’s busiest airport. The project forms part of AdR’s wider strategy to transform Fiumicino into an “airport city” capable of capturing non-aeronautical revenue and offering plug-and-play workspaces for global mobility teams relocating staff to Rome or managing lay-over crews. Tenants already confirmed include ITA Airways, Emirates and Delta, which will consolidate administrative staff previously scattered across multiple airport offices. Designed for LEED certification, the building features photovoltaic panels, a smart Building Management System, and façade angles that reduce solar gain—elements aligned with AdR’s Net Zero by 2030 roadmap. During construction, the contractor used AI-driven video analytics to enforce safety compliance, a first for an Italian airport real-estate project. For business travellers the centre offers on-demand day offices and event venues within walking distance of the Air Rail Link to Rome Termini, reducing transfer times and enabling same-day round-trip meetings. Relocation providers can also leverage the site’s legal-address services when setting up branch offices pending permanent premises. The opening coincides with heightened scrutiny over Schengen Entry/Exit System queues; having an airside-adjacent workspace allows carriers to redeploy staff quickly to handle passenger peaks. AdR says “Open” is already 60 % pre-let and expects full occupancy by Q2 2027.
